Standing Seam Roofs Charleston SC
Standing seam metal roofs (shown on the left) feature raised interlocking seams that run vertically from the roof ridge to the eaves, offering superior protection from moisture and high winds. In Charleston's humid, salty air and hurricane-prone environment, both roof types perform well, but standing seam offers better wind resistance and longer life expectancy—typically 40 to 70 years compared to V-crimp’s 25 to 40 years. When it comes to hurricane-force winds, both can withstand speeds of 120+ mph if properly installed. Installation costs vary widely, but homeowners can expect to pay $8 to $14 per square foot for standing seam and $4 to $7 per square foot for V-crimp, depending on roof complexity and metal type.
Metal Roofs
In the Southeastern U.S., including here in Charleston South Carolina, galvalume (a zinc-aluminum coated steel) is one of the most popular metal types due to its corrosion resistance and cost-effectiveness. Aluminum & copper is also used, especially in coastal areas, because it resists salt corrosion better than steel. Common roof colors in the region include non-painted, charcoal gray, bronze, forest green, and classic red, which not only suit southern architectural styles but also help with heat reflection and curb appeal. Light-colored and reflective coatings are often preferred in hot climates to enhance energy efficiency.
Metal Roof Panels
V-crimp panels have exposed fasteners to attach the panels to the roof deck (shown at the top of page) and are a more economical option while still offering solid protection. Whereas standing seam systems have concealed fasteners for a cleaner appearance and better water resistance. V-crimp is more affordable and easier to install, making it a common choice for sheds, barns, and budget-conscious homeowners. However, because of the exposed screws, V-crimp roofs may require more frequent maintenance to check for loosening or water intrusion over time as the rubber grommets begin to deteriorate. This will not happen for most people during their ownership of a home because most people move within 7 to 10 years per SC real estate expert James Schiller. However he goes on to explain it's a serious consideration everyone should think about when buying, or selling their house (if you have this type of roof).
